Capacity
The house is 672 sq feet and has 2 bedrooms/1 bath. The city has set a capacity of 8 people.

The code will be texted to you before arrival
Rate and Payment
$80 a night. There are three ways to pay…
• Send a check made out to Justin Oster to 1825 Bullevard St, Philomath, OR 97370
• Request a paypal invoice. If you choose to pay via paypal we will need an email to send an
invoice to you. In that case, the rate will be $83 per night to cover the paypal fees.
• Use Venmo and send payment to @Justin-Oster-2
Parking
The city is very strict that no cars are parked on the roadway. Please park fully on the gravel in
front of or on the side of the house.
Noise
The home is in a neighbor with neighbors who we want to stay in good standing with. Manzanita
has a 10pm quiet hours noise ordinance but please be aware of noise levels all hours of the day.
Arrival and Departure
Arrival time is 2pm and the departure time is noon.
Pets
Unfortunately no pets are allowed in the house for any reason.
WIFI
There is no Wifi in the house. If you need Wifi, the city library is an option.
TV
There is a new TV but since there is no wifi, the TV just gets basic antenna channels. There is a
DVD player.
Washer and Dryer
Currently the washer part of the stackable washer and dryer does not work. Feel free to use the
dryer but not the washer.

NO GARBAGE SERVICE.
NO CLEANING SERVICE.
Linens
There are no linens provided at the house. You will need to bring bed sheets, pillow cases and
kitchen, bath, hand and beach towels. One room has a queen bed and the other has a set of bunk
beds. The top bunk is a twin and the bottom bunk is a full. There is also a trundle that is a twin.
Items provided are pillows (but not pillow cases), comforters, blankets and mattress pads.
Garbage
Even though there is a garbage can outside next to the house, we do not have regular garbage
service. Please be prepared to take all your garbage with you when you leave.
Cleaning
In an attempt to keep the rate low, we do not have a cleaning service. Be prepared to clean the
house before you depart. The house is small and shouldn’t take too long to clean.
-Put things back where they were upon arrival.
-Wipe down all surfaces.
-Do dishes. Feel free to start a load of dishes and let run when you depart.
-Vacuum the house. There is a vacuum in one of the bedroom closets.
-Don’t leave anything in the fridge or freezer.
-Text Jessie when you depart to let us know you have left.
Kitchen
The kitchen is pretty well stocked. Use whatever you find and need. There is a microwave, a
teapot and an older blender. There is a Keurig but not a traditional coffee maker.
Breaker box
Previously we have asked guests to switch off a few breakers upon departure to save some
energy but since the house is getting quite a bit of use, this is no longer necessary.

There is a shed in the backyard with some sand toys in it. The key to the shed is in the drawer
next to the stove.
